Engineered or solid hardwood

Engineered hardwood is a real wood top layer on a stable core. It handles the dry winters and humid summers in a Toronto home better, and it can go over concrete, so it's the usual choice for condos and basements.

Solid hardwood is wood all the way through. It needs a plywood subfloor to nail into and can be sanded and refinished more times over its life, which is why older North York houses often have it.

Three ways to put it down

  • Floating: click engineered planks over an underlay. Fastest, and nothing is fixed to the subfloor.
  • Glue-down: engineered planks glued to concrete. The usual condo method.
  • Nail-down: solid or engineered hardwood nailed into a plywood subfloor in a house.

What hardwood costs in North York

Hardwood runs about $8 to $18 per sq ft supplied and installed, plus HST. The wood you choose moves the number most, then the method and how much prep the subfloor needs. Removing an old floor, levelling, stairs and baseboard are separate lines on your quote, so you can see where the money goes.

Questions people ask

Can I have hardwood in a condo?
Usually engineered hardwood, glued to the slab over an acoustic underlay, if your board allows it. We check the building rules before you choose.
Can you match hardwood I already have?
We bring samples to the measure and hold them against your existing floor. Older floors can be hard to match exactly, and we tell you that before you buy.
Do you install herringbone?
Yes. Herringbone takes longer to lay than straight planks, so it costs more per sq ft, and the quote shows the difference.
